Commercial Estimator & Pre-Construction Manager
COMMERCIAL ESTIMATOR & PRE-CONSTRUCTION MANAGER

As a forward-thinking organization, we are looking for an enthusiastic Commercial Estimator & Pre-Construction Manager to join our team. This vital role will be responsible for leading the estimating process and managing the pre-construction phase of various commercial projects.
The ideal candidate will collaborate closely with project managers, architects, and contractors, utilizing their expertise in cost estimation and project planning to ensure the successful execution of each project. You will be tasked with reviewing project plans, specifications, and other pertinent documents to provide accurate and competitive estimates, while also assisting in proposal development and pre-construction strategy. Your insight and analytical skills will help identify potential challenges and opportunities early in the project lifecycle, enhancing project delivery and overall client satisfaction.
CORE DUTIES & RESPONSIBILITIES:
- Perform detailed cost estimates for materials, labor, and project timelines for commercial construction projects.
- Review and analyze construction drawings and specifications to prepare accurate take-offs.
- Collaborate with Project Managers to develop project scopes and strategies.
- Prepare, maintain, and update cost estimation databases and standard procedures for estimating.
- Identify and evaluate potential subcontractors and suppliers to solicit bids and quotations.
- Lead pre-construction meetings, ensuring clear communication among all project stakeholders.
- Assist in the preparation of proposals and presentations for client meetings.
- Monitor market trends, collaborate with vendors, and review historical data to improve estimation practices.
- Utilize software tools for estimating, scheduling and project management to enhance accuracy and efficiency.
- Support the project lifecycle from initial estimate through project closeout, ensuring compliance with budget and schedules.
Requirements
REQUIRED SKILLS:
- Bachelor's degree in Construction Management, Engineering, or a related field.
- Proven experience in commercial estimating and pre-construction management with a strong focus on detail.
- Proficient in estimating software and MS Office Suite (Word, Excel, and Outlook).
- Exceptional analytical and mathematical skills.
- Strong communication skills, both verbal and written, with the ability to collaborate effectively.
- Adept at building relationships with clients, subcontractors, and team members.
- Ability to thrive in a fast-paced, deadline-driven environment.
- Knowledge of construction methods, materials, and processes.
- Strong problem-solving skills and a proactive approach to challenges.
- Available to work from our Purcellville, VA office.
REQUIRED EXPERIENCE:
- Minimum of 5 years of experience in commercial construction estimating.
- Demonstrated success in pre-construction management.
- Knowledgeable in interpreting plans and specifications.
- OSHA 10 or OSHA 30 certification preferred, but not required.
