Position Overview
The Preconstruction Manager will oversee the preconstruction phase of residential and multi-family projects, ensuring that all aspects of project planning, budgeting, and stakeholder engagement are executed efficiently. This role is critical in aligning project goals with client expectations while adhering to building codes and regulations.

Key Responsibilities

• Lead the preconstruction process for residential and multi-family projects, ensuring all necessary documentation is prepared and reviewed.
• Develop and manage project budgets, conducting cost management to align with financial goals.
• Facilitate value engineering sessions to optimize project design and minimize costs without compromising quality.
• Create and maintain project schedules, coordinating timelines with stakeholders and subcontractors.
• Conduct procurement processes for materials and services, ensuring the best value and quality.
• Negotiate contracts with vendors and subcontractors, ensuring fair terms and compliance with project requirements.
• Perform risk assessments to identify potential challenges and develop mitigation strategies.
• Communicate effectively with stakeholders, providing updates and addressing any concerns throughout the preconstruction phase.
• Review blueprints and construction documentation to ensure compliance with building codes and project specifications.
• Lead and mentor the preconstruction team, fostering a collaborative and productive work environment.

Qualifications

• Bachelor's degree in Construction Management, Architecture, Engineering, or a related field.
• Minimum of 5 years of experience in preconstruction management within the residential and multi-family sectors.
• Strong knowledge of construction documentation and building codes.
• Proven experience in cost management and project management methodologies.
• Excellent negotiation and contract management skills.
• Demonstrated ability in risk assessment and stakeholder communication.
• Proficiency in scheduling software and tools.
• Strong leadership skills with the ability to lead a diverse team.
• Experience with affordable housing projects is a plus.
