Maintenance Tech II

This position supports the maintenance and repair of RRHA residential properties by performing a wide range of skilled and semi-skilled tasks. The role ensures apartment units, buildings, and grounds are safe, functional, and well-maintained for residents while helping the property remain compliant with housing standards. The position reports to the Property Manager and contributes to overall property operations with minimal supervision.

ESSENTIAL KNOWLEDGE, SKILLS AND ABILITIES:

  • Strong knowledge of general maintenance practices, including plumbing, electrical, carpentry, and appliance repair
  • Ability to diagnose issues and perform repairs in residential settings
  • Skill in operating maintenance equipment, power tools, and light to heavy machinery (e.g., tractors, chain saws, backhoes)
  • Understanding of federal, state, and local housing regulations and community standards
  • Ability to read, process, and complete work orders and maintenance documentation
  • Knowledge of groundskeeping, landscaping, and custodial procedures
  • Ability to maintain tools, equipment, and a safe work environment
  • Physical ability to perform manual labor, including lifting, bending, and prolonged standing
  • Strong time management and ability to work independently or as part of a team
  • Willingness to participate in ongoing training and maintain required certifications

RESPONSIBILITIES:

  • Perform routine maintenance and repairs on apartment units, including structural, plumbing, electrical, and appliance work
  • Prepare units for occupancy by completing repairs, replacements, and painting
  • Conduct routine groundskeeping, landscaping, and snow removal to maintain property appearance
  • Operate vehicles and equipment to transport tools and complete maintenance tasks
  • Use power tools and heavy equipment such as tractors, compressors, chain saws, and backhoes as assigned
  • Maintain cleanliness and order of buildings, common areas, and surrounding property
  • Complete custodial duties such as sweeping, mopping, waxing floors, cleaning windows, and removing debris
  • Process work orders and maintain accurate maintenance records
  • Monitor maintenance work to ensure compliance with housing regulations and community standards
  • Assist with moving furniture, equipment, and supplies, including support for tenant evictions when necessary
  • Perform routine maintenance on tools and equipment (e.g., oil changes, spark plug replacement)
  • Maintain shop areas and ensure a safe and clean work environment
  • Participate in ongoing training to maintain skills and certifications
  • Participate in on-call rotation and respond to maintenance needs during after-hours and inclement weather
  • Perform other related duties as assigned

TRAINING, EDUCATION AND EXPERIENCE:

  • High school diploma or equivalent required; relevant degree preferred
  • Considerable experience in maintenance, construction, or a related field, or an equivalent combination of education and experience
  • Vocational training in general maintenance, construction, or mechanics
  • 57 years of progressively responsible apartment maintenance experience
  • HVAC Universal Certification

SPECIAL REQUIREMENTS:

  • Must have a valid Virginia Operators license with a good driving record and reliable transportation.
  • Pre-Employment background screenings and Drug tests
  • Must be free to travel as necessary.
  • Ability to obtain UPCS (Uniform Physical Condition Standards) certification within 12 months
  • Completion of Fair Housing Training within 12 months and annually thereafter
  • Completion of Maintenance Technician Training (or equivalent certification) within the first year

WORKING CONDITIONS:

  • Physical Activity of this position : walking, fingering-picking, pinching, and typing.
  • Physical Requirements of this position: Light work exerting up to 25lbs of force occasionally, and/or up to 10 lbs of force frequently, and/or a negligible amount of force constantly to move objects.
