Position Summary
The Community Manager serves as the leader of Silver Collection at Cosner's Corner, overseeing all aspects of community operations while creating an exceptional living experience for residents and a positive, engaging workplace for employees. This role is responsible for driving occupancy, financial performance, resident satisfaction, team development, and property maintenance while ensuring the community reflects the high standards of Silver Property Management.
As the face of the community, the Community Manager partners closely with residents, team members, vendors, and company leadership to ensure the property operates efficiently, remains well-maintained, and delivers outstanding customer service.
Leadership & Team Development- Recruit, hire, onboard, coach, and develop onsite team members.
- Foster a positive, collaborative, and accountable work environment.
- Conduct performance evaluations and provide ongoing coaching and feedback.
- Schedule staff, manage time off, and oversee daily operations.
- Recommend promotions, compensation changes, and corrective actions as appropriate.
- Build strong relationships with current and prospective residents.
- Resolve resident concerns professionally and promptly.
- Promote resident retention through exceptional customer service and proactive communication.
- Create a welcoming, safe, and engaging community environment.
- Drive occupancy through leasing initiatives, marketing strategies, resident referrals, and community outreach.
- Partner with leadership to establish competitive rental rates.
- Oversee lease renewals and resident retention efforts.
- Monitor local market trends and recommend strategies to maximize occupancy.
- Conduct regular inspections of buildings and grounds.
- Partner with the maintenance team to ensure timely completion of work orders and preventative maintenance.
- Coordinate outside vendors and contractors as needed.
- Maintain the overall appearance, cleanliness, and curb appeal of the community.
- Oversee rent collection and delinquency management.
- Review and approve invoices and property expenses.
- Prepare reports, maintain accurate records, and support monthly financial goals.
- Manage payroll documentation and ensure compliance with company procedures.
- Identify opportunities for cost savings while maintaining exceptional service.
- Operate the leasing office in accordance with Silver Property Management policies and procedures.
- Ensure compliance with Fair Housing regulations and all applicable federal, state, and local laws.
- Maintain accurate resident files, leases, and operational records.
- Complete required reports and documentation in a timely manner.
- High school diploma or equivalent required; college degree preferred.
- Minimum of two years of apartment community management experience.
- Certified Apartment Manager (CAM) or Accredited Property Manager (APM) designation preferred or willingness to obtain.
- Strong leadership, coaching, and team development skills.
- Excellent customer service and communication abilities.
- Experience with budgeting, rent collections, financial reporting, and occupancy management.
- Proficiency with property management software (OneSite experience preferred).
- Strong organizational skills with the ability to prioritize multiple responsibilities.
- Ability to make sound decisions and solve problems in a fast-paced environment.
Schedule
This is a full-time position, generally working Monday through Friday, 9:00 a.m. – 6:00 p.m., based on community office hours. Occasional evenings, weekends, or extended hours may be required to support resident events, business needs, or emergency situations.
