Maintenance Technician

MalaceHR is seeking a skilled and reliable Maintenance Technician to support the maintenance and repair operations of a portfolio of off-campus apartment communities. The ideal candidate will possess a strong background in general building maintenance and be capable of independently performing a wide variety of repairs, preventative maintenance tasks, and resident service requests.

This position requires hands-on experience across multiple trades, including carpentry, plumbing, electrical, HVAC, and appliance repair. The Maintenance Technician will play a key role in maintaining safe, functional, and attractive living environments for residents while delivering exceptional customer service.

Essential Responsibilities

• Perform routine maintenance, inspections, and repairs throughout apartment units and common areas.
• Troubleshoot and repair residential plumbing systems, including faucets, toilets, sinks, drains, and water lines.
• Perform basic electrical repairs, including outlets, switches, lighting fixtures, and circuit troubleshooting.
• Conduct HVAC maintenance and minor repairs on heating, ventilation, and air conditioning equipment.
• Diagnose and repair household appliances, including refrigerators, ovens, dishwashers, washers, and dryers.
• Complete carpentry work such as door repairs, drywall patching, trim installation, cabinet repairs, and painting.
• Respond promptly to resident maintenance requests and emergency service calls.
• Perform preventative maintenance to ensure building systems operate efficiently.
• Assist with apartment turnovers, including repairs, inspections, and preparation for new residents.
• Maintain accurate maintenance records and work orders.
• Ensure compliance with all safety regulations, company policies, and local building codes.
• Maintain tools, equipment, and work areas in a clean and organized manner.

Qualifications

• High school diploma or GED required.
• Minimum of 2 years of maintenance experience in apartment, residential, commercial, or facilities environments preferred.
• Strong working knowledge of carpentry, plumbing, electrical, HVAC, and appliance repair.
• Ability to diagnose maintenance issues and implement effective solutions.
• Excellent customer service and communication skills.
• Ability to work independently and prioritize multiple tasks.
• Valid driver's license and reliable transportation preferred.
• Ability to lift up to 50 pounds and perform physical maintenance activities including climbing ladders, kneeling, bending, and working in various weather conditions.

Preferred Qualifications

• EPA Section 608 Certification preferred but not required.
• Certified Pool Operator (CPO) certification preferred but not required.
• Experience working in multifamily housing or student housing environments.
• Familiarity with work order management systems and preventative maintenance programs.
