Position Summary

The Porter / Make-Ready Technician plays a key role in maintaining the overall appearance and readiness of the apartment community. This position is responsible for keeping common areas clean and presentable, assisting with unit turnovers, and preparing apartments for new residents to ensure a high-quality living experience.

Essential Duties & Responsibilities

Porter / Groundskeeping Responsibilities

• Maintain cleanliness of all common areas, including breezeways, stairwells, hallways, laundry rooms, clubhouse, and amenities

• Pick up trash and debris throughout the community and empty trash receptacles

• Assist with trash outs and bulk item removal

• Maintain curb appeal by keeping grounds clean and orderly

• Assist with pool, courtyard, and amenity area upkeep

• Report any safety hazards, damages, or maintenance concerns to the maintenance team

Make-Ready / Unit Turn Responsibilities

• Assist with apartment unit turns, including:

  • Cleaning units after move-outs

  • Painting and drywall touch-ups

  • Replacing light fixtures, blinds, filters, and hardware

  • Minor plumbing and electrical repairs

• Ensure units meet company standards before move-in

• Help meet make-ready deadlines to support leasing efforts

• Perform quality checks on completed units

Qualifications & Skills

• Prior experience in apartment maintenance, porter, or make-ready work preferred (not required)

• Basic knowledge of maintenance, painting, and cleaning practices

• Ability to use hand tools and cleaning equipment safely

• Strong attention to detail and sense of urgency

• Ability to work independently and as part of a team

• Reliable, punctual, and professional demeanor

Physical Requirements

• Ability to lift up to 50 lbs

• Ability to walk, bend, climb stairs, and stand for extended periods

• Ability to work indoors and outdoors in varying weather conditions

Schedule Requirements

• Must be available for regular weekday hours

• Some weekends or on-call assistance may be required as needed
